Our questions below are meant to help us determine if a prospective tenant should move forward with the rental application and approval process.
We never make a decision during the interview to rent to a prospective tenant. We don’t make exceptions for sob stories, or decisions based on sob stories.
Why are you moving?

What is your monthly income?
The standard here is to make sure that a tenant has income that is 2.5 to 3 times the asking rent amount. Although any monthly debt payments may affect the affordability as well, we validate this later with a credit report.
Do you have first months rent and the security deposit upon signing rental agreement?

Do you have any evictions in the last 10 years?

Will you submit a rental application and consent to a credit and background check?

How many people will be living in the rental unit?
Only the names listed on the rental agreement are able to live in the rental unit. We only allow 2 people per-first bedroom, and 1 person per-bedroom after that.
Do you have any pets?
Tenants that sneak pet to live in the rental unit agree to pay a $750.00 fine and $10.00 a day until the pet is removed from the rental unit, and will be evicted.
We only offer month-to-month rental agreements are you okay with that?

Are you a first time renter?
If we are on the fence about accepting a tenant and we do. We will require a guarantor on the lease or a cosigner. We also ask for a larger security deposit and first and last months rent.
Does anyone that will be living in the rental property have a criminal history?
