Saftey
We want our rentals to be safe for our tenants from physical harm and reducing the threat of criminal intruders that could harm or threaten our tenants.
We do regular inspections of the condition of our rental properties. Our safety inspections help us address any issues before they cause additional property damage or hurt a tenant. Please submit a maintenance request once you identify an issue that needs to be addressed.
It’s very important that our tenants let us know of any unsafe conditions when they arise.
Let us know if there are any structural elements of the building that are not secure or intact, including floors, stairs, walls, and roof. We expect tenants to keep common areas of the rental like hallways, stairways in a safe and clean condition. That tenants do not damage or fix electrical, plumbing, heating, ventilation, and air conditioning system, and to let us know if they are not working correctly. That the water heaters and heating systems work appropriately at reasonable times.
Interior Safety Checks
Doors – Both interior and exterior doors open and close property.
Lights – Every light switch turns on and off.
Outlets – All outlets work correctly and the cover panels are secure.
Ceilings – There are no water stains, cracks or sags in the ceiling.
Walls – All the walls and baseboards do not have any cracks or holes.
Water Damage – Make sure there is no water damage in the rental.
Floors – The floors do not have stains, large scratches, holes.
Appliance Safety Check
Smoke and CO Alarms – All smoke detectors and carbon monoxide alarm systems are working.
Heating System – Make sure the heating system is working and that items are not placed in front of them.
Washer/Dryer – Make sure there are no blockages to the exhaust.
Stove/Oven – Make sure the heating element works property and if the electric and the gas lines are clear and burners ignite appropriately for gas stoves.
Refrigerator – Make sure the appropriate and accurate temperature to keep food safely stored.
Dishwasher – Make sure the dishwasher is not leaking.
Garbage Disposal – Make sure the garbage disposal is working correctly.
Water Heater – Make sure the water heater is set below 120 F to prevent scalding.
Plumbing – Check the water pressure on all sinks and showers. Flush the toilet to make sure it drains and refills properly without leaking any water.
Exterior Safety Checks
Walkways and Stairs – Make sure all railings are secure and anti-slip or caution guards are in place.
Lights – Make sure the exterior lighting at every door and around the property is working.
Landscaping – All bushes and exterior plans are trimmed.
Windows – Make sure all the windows close securely and have working locks.
Roof – Make sure there are no missing or loose shingles.
We keep excellent records when we complete a safety inspection, including notes with dates and pictures.
