Thank you for applying to rent from us. Procedures and expectations of all tenants who rent properties are outlined below.

Our “tenant screening” process helps us weed out unsuitable applicants in advance. This means we want to rent to qualified prospects who are more likely to:
1. Pay rent on-time, like clockwork.
2. Treat our property with respect and cause minimal wear & tear.
3. Stay long-term. (Minimal Turnovers)
4. No Disruption to Neighbors.

ADDITIONAL CONVERSATION QUESTIONS
Once we receive and have reviewed your mortgage application. We will give you a call to review the rental application, any additional questions we might have. If you pass the first screening of your application we will suggest that you submit the required documents and pay the $35.00 application fee. At this point of the pre-approval process an applicant is not guaranteed to be approved to rent one of our rentals.

APPLICATION PROCEDURE:
The following process is used to determine an applicant’s qualifications when considering a prospective tenant for the specific property that might be available to rent. Each portion of the application and agreement process should be understood completely by the prospective tenant. It is not uncommon for the process to take us up to 4 to 8 weeks unless all required documents are readily accessible.
Only Pay the $35.00 Per-Applicant Fee after 1-and-2 Steps are Completed Application Fee: $35.00 (Per-Application Over 18) Once paid the application fee is not refundable. If your employer charges an employment verification fee, you will be responsible to pay that.
BASIC TENANT QUALIFICATIONS
If you know you do not meet these requirements do not apply.
1. Each resident over the age of 18 must submit a separate rental application.
2. This home does not accept section 8 or housing vouchers.
3. You cannot have an eviction.
4. Income must be 2.5 x 3 times the amount of rent.
5. Credit score of 600 or Higher and 2 Good Standing Accounts
6. Credit scores between 500 and 599 may be considered with approval and an increased security deposit with first and last month’s rent paid upfront.
7. No Felons
8. We do not allow persons who are on any sex offenders list.
9. No Smokers
10. We don’t allow pets!
AN APPLICANT MAY BE AUTOMATICALLY DENIED FOR THE FOLLOWING REASONS:
1. Anyone having been evicted for causes by a landlord.
2. Any unresolved debts to a previous landlord or mortgagor.
3. Falsification of any information on rental application.
4. Anyone currently in the process of filing a bankruptcy and/or open bankruptcy.
5. Persons who have convictions involving violence, gang activity, arson, and injury to persons will be required to provide additional information to establish that they do not pose a risk to the property or the other residents.

OWNER/LANDLORD PRIORITIES:
The people living on the Carlston Properties are priority. Open and consistent communication will help to ensure a safe and comfortable place to live. For the well-being of all concerned, rules are established to protect tenants, rental houses, and property. A smoke free and animal free community helps ensure a quality environment.
TENANT RESPONSIBILITIES:
1. Our tenants are responsible for their own utilities.
2. Our tenants are responsible to pay their own trash cans with the city/county.
3. All tenants are responsible to maintain the property.

1. Your current contact Information on the rental application form.
2. Where you have lived (we review the past 10 years of rental history.
3. All individuals live in the rental house.
4. Co applicant, if applicable.
5. You Income (employment and income verification).

We require all prospective tenants to provide the following additional documentation as part of the online application process. The process of approving a rental application will not start until we have received all the required documentation.
1. Tenant Authorization Form (document that employer completes, as part of verification process)
2. Drivers Licenses or State Issued Photo ID
3. Last Two Months Pay Stubs
4. Last Two Months Bank Statements
5. Last Two Years Tax Returns
6. Last Two Years W2s
TENANT SCREENING PROCESS
We have an in-depth screening process that is consistent and fair. It is important that we do all we can to provide a safe and comfortable community to all residents of the property. We check 10 years of previous landlord and other references, Additionally, we obtain a credit report, bankruptcy, eviction, and criminal history.

STEP 3 – Rent and Fees

FIRST MONTH COSTS TO MOVE INTO RENTAL HOUSE:
1. Lease Initiation Fee: $200.00
2. Prorated Rent: Depending on the move-In date. until the end of the first month.
3. First Month Rent: Example: $1,595.00 (depending on the monthly rent of rental).
4. Security Deposit: Example: $1,595.00 –(could be more with a bad rental history and credit report).
5. Last Month’s Rent in full: Example: $1,595.00
5. $800.00 – Non-Refundable Deposit for service dog, otherwise we do not allow pets or animals.
6. Property Tax: None
7. Amenity Fee: We do not have an amenity fee at this time.

According to the example of monthly rent of $1,595.00 above, the total to move in is $4,985.00.
OTHER POSSIBLE FEES:
1. Late Payment Fee: $100.00
2. Processing Late Payment Fee: $25.00
3. 3 Day Notice to Pay: $50.00 (This is provided on the 5th of the month).

RETURN OF SECURITY/DAMAGE DEPOSIT TO TENANT AT TIME OF MOVING OUT:
When inside the house and the outside space is left clean and in good condition (ready for the next tenant), the security/damage deposit will be returned to the tenant. If the house and/or property is not left ready for next tenant, the following will apply:
$250.00 – Minimum Cleaning Fee, Additional costs may accrue to restore the condition of the property.
$50-to-$75 to clean the carpets in each room if not
Costs for repairs will be deducted.
6. Permission to Pull Credit Report
By completing and submitting the rental application you consented for us to pull a credit inquiry. If we reject a tenant because of a credit report we will email the applicant the reason, the name of the address of the credit reporting agency, and negative information for the rejected rental application.
7. Application Fee
We charge a $35.00 application fee – per-applicant that lives in the home above 18 years of age. Once paid our application fee is not refundable. An incomplete or denied application, or approved application the application fee is not refundable. We have to receive a completed application and all requested document within 5 day of the application fee, or the application will be denied.
8. Tenant Authorization Form
This form allows us to verify your work history, income, credit report, criminal history, evictions, etc in applying to rent one of our properties.

9. About Rental Application Documentation
All applicants will need to provide us the following income documents with your rental application.
1. Drivers License or State Issued Photo ID
2. Last Two Month Pay Stubs
3. Last 2 Months Bank Statements
3. Last 2 Years Tax Returns
4. Last Two Years W2s
We will not verify your work history and income until the $35.00 application fee has been paid. If we feel that your debt-to-income is to high we will reject your application. You debt-to-income is how much money you make to how much you spend in rent and debts on your credit report. We want you to rent a property that you can afford. If your rent and debts are more than 75% of your income we will reject your application.
Sex Offender Registry:
We have the obligation to protect residents at our properties. A convicted sex offender creates a risky situation for other residents. Our rental agreement does not allow anyone in the rental to be a convicted sex offender.
Criminal History:
A landlord may reject an applicant based on a person’s criminal history.
10. About Rental Agreement
It may seem basic, but make sure you read our rental agreement before you start our mortgage application. Read the rental agreement thoroughly so you know exactly what you will be signing and reduce any risk of unwanted surprises.
11. Approved Rental Application
If we approve your mortgage application we will have you sign our rental agreement, pay the first and last months rent, and security deposit.
12. Rental Insurance
We require all tenants to get a year of rental insurance regardless of the term of the rental lease. All tenants are responsible for the costs of their rental insurance. We will not pay or refund any part of your rental insurance. We require you to provide the correct renters insurance before you sign the rental agreement.

1. We charge a $200.00 lease initiation fee to finalize your rental agreement and to get the property ready for you to move in.

15. Monthly Rent Payment
We require rent to be paid on or before the 1st of each month. We consider any rent payment paid on the 5th of each month by 5:00 PM late. No matter what on the 6th of the month we will issue a “3 Day Notice to Pay” or you will be evicted. If you pay the late fee on or before the 8th by 5:00PM we will not start the eviction process. If on the ninth you still have not paid the full amount of rent. We will start the evection process. Please read our Eviction Turnover page
