4. Our maintenance workers and us charge a minimum of $50.00 per-hour from the time we call them. If a professional is a skilled worker it could be as an hourly wage.
Pets:

$100.00 – Pet Rent / Per Pet, Per Month (one pets max)
Security Deposit Moving-Out:
$250.00 – Minimum Cleaning Fee, even if the rental is spotless (If the property is left in bad condition the cleaning fee will be higher).
Minus $50-to-$75 to clean the carpets in each room.
Minus Any repairs that need to be fixed.

Application Fee: $35.00 (Per-Applicant Over 18) Once paid the application fee is not refundable.
Basic Tenant Qualifications:
- Each resident over the age of 18 must submit a separate rental application.
- THIS HOME DOES NOT ACCEPT SECTION 8 OR HOUSING VOUCHERS.
- You cannot owe any money to landlords, utility companies and/or phone carriers.
- You cannot have an eviction.
- Income must be 2.5 x 3 times the amount of rent.
- Credit score of 600 or Higher and 2 good standing accounts.
- Credit scores between 500 – 599 may be considered with approval and an increased security deposit with first and last months rent paid upfront.
- No Felons
- We do not allow persons who are on any sex offender list.
- No Smokers
- We don't allow pets!
An Applicant Will Automatically be Denied for the Following Reasons:
- Anyone having been evicted for causes by a landlord
- Any unresolved debts to a previous landlord or mortgagor
- Falsification of any information on the rental application
- Anyone currently in the process of filing a bankruptcy and/or open bankruptcy.
- Persons who have convictions involving violence, gang activity, arson, and injury to persons will be required to provide additional information to establish that they do not pose a risk to the property or the other residents.

As a Tenant
- Our tenants are responsible to pay for their own trash cans with county/city Hardin Sanitation Service
- All tenants are responsible to maintain the property while renting as a tenant.
