Our online application includes all of your personal information, employment information, monthly income, social security number, driver’s license number and previous addresses of residence, and references.
Once we receive your online application, we will give you a call to go over your rental application. To assess whether we think you should pay our $35.00 application fee and submit your supporting documentation. So, we can pay a third-party to verify the accuracy of the rental application, and documentation provided.
We require a prospective tenant to proved the following documentation as part of the online application.
Tenant Authorization Form
Drivers License or State Issued Photo ID
Last Two Months Pay Stubs
Last Two Months Bank Statements
Last Two Years Tax Returns
Last Two Years W2s
Proof of Income
We want to make sure you’ll be able to make rent payments on time each month. Generally, you should be able to make three times the rent to qualify, and you’ll need to prove that you have the income. As part of our approval process we have you sign an “tenant authorization form” that allows us to verify your employment and income with your employer. We will contact your employer to verify your employment and income.
Credit Check
As part of the approval process we will get approval to pull your credit report. If you have bad credit, it may hurt your chances of getting approved. In some cases we will have you pull your credit through annualcreditreport.com This website allows you to get a free copy of your credit report every 12 months from each credit reporting company. To ensure that the information on all you credit reports is correct and up to date. If we have you pull your own credit report to send it to us. Your application fee is still $35.00.
Background Check
Any previous convictions or pending charges may be cause for concern and hinder your ability to rent a property. In the rental application, explaining anything that might raise red flags for the landlord could go a long way. Explain your side of the story and why it shouldn’t be a problem.
Cover Letter
Your words alone won’t get you the rental property, but including more information will give a landlord a better idea of who you are. If we’re on the fence about you, a cover letter could be the push that tips you over to acceptance. Below are common topics tenants give more information about their rental application.
1. Bad credit because of medical bills.
2. A felony in your past.
3. Low income but with a clear path of career progression.
If you’re approved, you need to sign the lease.
If your rental application gets approved, then you’ll sign the lease. The lease covers expectations of the term. Read over the lease carefully and talk to us about anything that concerns you before you move in. You are “not allowed” to sign a lease unless we send you an email that you are approved to rent a specific property as a tenant.
