Our Supportive Community
Creating a supportive community starts with providing great service and a respectful staff. Our properties have common gathering areas to promote a cohesive and involved community of residents, where ideas and talents (maybe even a cup of sugar) can be shared. Each rental unit is a place where you can actually get to know your neighbors.
A short-term lease agreement — a lease agreement for 30-day short-term rental, but can be for other periods — is often referred to as “rental agreement.” Lease agreements are typically for a year or more. As a landlord may change the rental terms, such as the rent amount, by providing proper notice to the tenant. We give our tenants a 60 day notice of increased rent. The rents on our rental properties increase as costs increase.
Trash
In an effort to keep the inside and outside of each property clean of trash we require all tenants to have their own account with Hardin Sanitation Services.
Our tenants are responsible to pay for their own trash cans with Hardin Sanitation Service 208-642-2629. Please call them the first week moving in to set-up a new account and get a trash can to the rental within 1 to 3 business days. They charge $44.38 every quarter to pick up the trash 4 times a month. Hardin asks that the trash cans be out for pick-up by 5:30 AM on Monday mornings. When you set up an account let Hardin know that the owners (Carlston) will be calling to check that an account is set-up. When you move make sure to cancel your account with Hardin. If there is a trash bill still owing, that amount will be taken out of the deposit and an additional $25.00 fee for us to pay the bill. So, please cancel your own service at that time. We can not refund any amount of your bill with Hardin if you move out during the quarter you paid because your agreement is with them, not us.
Yard Maintenance
All tenants are responsible to maintain the property while renting as a tenant. This includes, weeding, mowing lawns, etc. If a tenant does not want to take care of the out side of the rental. We will charge an addition monthly fee of $150.00 for yard maintenance.
Tenants are Not Allowed to:
We do not allow tenants to use the rental for a home business.
We limit the number of people who can live in the rental property.
We do not allow a tenant to sublet the premises or assign your tenancy to somebody else.
Smoking is not permitted inside a rental. And 25 feet from any rental property. If we find cigarette butts on the ground 
No pets are allowed. Service animals may receive approval upon request and approval.
Tenants may not store unused vehicles on property.
Use, distribution and manufacturer of illegal drugs on property will terminate agreement.
Owners or authorized representatives may enter the premises to inspect or make repairs, and prior notification is not required.
No structural changes may be made, or painting any part of the rental. 
When the lease expires, the parties may:
Create a new lease.
Decline to renew the lease.
Remain in the rental unit but the tenancy automatically becomes a month-to-month agreement.
Termination of Lease
If a tenant is vacating the property at the end of the lease term, the tenant must give the landlord written notice at least 30 days before the lease expires. A tenant who must relocate because of a job change may terminate the lease early by giving 30 days written notice. If the tenant is with the armed forces and is reassigned, the tenant may give the landlord less than 30 days notice and not incur a penalty for doing so.
What are the reasons for terminating a lease or evicting a tenant?
1. Fails to pay Rent.
2. Violates a clause in the lease or rental agreement.
3. Not taking care of the condition of the rental.
If we terminate a rental or lease agreement we will send the tenant a notice of termination.
1. Pay Rent or Quit – The tenant must pay rent within three days or vacate the rental unit.
2. Cure or Quit – The tenant must correct a violation of the rental or lease agreement within a certain time.
3. Unconditional Quit – The tenant must vacate the premises without the opportunity to cure the violation or pay the rent
If the tenant continues to remain in the rental unit after receiving a termination notice. We will file an eviction lawsuit.
How does a landlord evict a tenant?
Eviction is the court-ordered physical removal of the tenant and his or her property through the assistance of a law enforcement officer. We will file an eviction lawsuit after the “third day notice” to pay to move-out. Once we file an “eviction lawsuit” the tenant will have to move. We will “no longer extend” the rental or lease agreement.
The “security deposit” is different from paying first and/or last month’s rent and must be repaid in full, minus any deductions for repairs or costs associated with cleaning. Before you move-in email us know of any repairs that need to be made with photos to be fixed. This will make sure the property is in good condition before you move-in and eliminate disputes at the end of the lease term. If there are damages to the property we will provide you a detailed list of damages and repairs, as well as a detailed list of the cost of the repairs or cleaning.

1. Unpaid Rent
2. Damages while Living In the Rental
3. Cleaning Dirt and Grime
4. Repair Beyond Normal Wear and Tear when Moving Out
